Founded in 1991 by Steve Ziff and Tim Walter, Ziff Real Estate Partners is led by a core team of principals with more than 150 years of real estate investment management and operating experience.

Stephen Ziff

A Charleston resident since 1991, Stephen has a long association with corporate leadership and real estate development. With his lifelong business experience, Stephen provides oversight to capital and other major transactions.  He was formerly general partner in Ziff-Button properties in Dallas, Texas, and was managing partner in Lower East Redevelopment, Inc.  in New York City.  He served as chairman and CEO of Dual Lite, Inc.  of Newtown, Connecticut, a publicly owned business, and was a founder and director of Tokyo Electron Ltd.  of Tokyo, Japan. Stephen is a 1962 graduate of the University of Michigan with a Bachelor of Arts in Economics and received a Master of Arts in Art History from Columbia University in 1989.  He has been very active in Charleston, having organized and chaired a task force to modernize city government and with Beth Elohim, Charleston’s Reform Jewish Congregation, as well as with the American College of the Building Arts.  Most recently, Stephen is Founder & Chairman of the Charleston World Heritage Coalition, a newly formed non-profit whose mission is to have Charleston’s Historic City Center designated as the first urban World Heritage Site in the United States.

As Chairman and CEO, Tim is responsible for all operations of ZRP.  With Ziff, as a principal since the beginning, Tim has been intimately involved with every aspect of the commercial real estate business and served as CFO prior to becoming CEO in 2006.  Tim relocated from New York to Charleston in 1992 and has an extensive background in finance, management, and real estate.  After building a solid analytical foundation at Touche Ross, he joined forces with Stephen Ziff to own and manage Lower East Redevelopment, Inc.  in New York City.  Tim received his bachelor's degree in Finance and Accounting from The Kelley School at Indiana University in 1983 and a Master’s in Architecture and Real Estate Development from Columbia University in 1989.  He is a certified financial planner, a South Carolina real property broker, and has served on the boards of several non-profit corporations.

Curt has been a co-investor and advisor to Ziff for more than a decade. After joining Ziff full-time in 2017, he became Co-CEO in 2019 and focuses on the company’s self-storage and small bay industrial business as well as asset management and financial strategy. He is a member of the Investment Committee and is involved in discussions related to acquisitions and dispositions as well as financing, market research, and overall strategy. Curt brings extensive finance and real estate experience to ZRP including partner-level positions at Bear Stearns and Donaldson, Lufkin & Jenrette. He also co-founded and was President and COO of Pretium Partners, a private equity investment manager with $2.5 billion AUM. Pretium controls Progress Residential, an owner operator of over 30,000 single-family rental homes. Curt is a graduate of the McIntire School of Commerce at the University of Virginia and currently serves on the school’s Foundation Board and chairs the Finance Committee; he is also the Chairman of the Thomas Moran Trust in East Hampton, NY.

Christian serves as Chief Operating Officer and also directs all of ZRP’s acquisition and disposition activity. Christian is a career real estate professional who has been involved in the acquisition and disposition of over $500,000,000 worth of multi-tenant retail, small-bay warehouse, and self storage properties. He has also sourced and negotiated both small-shop and anchor leases and spearheaded the development of multiple low income housing tax credit projects. In the last 10 years with Ziff, Christian has sourced 53 investments for the firm and taken the firm into 6 additional states. He maintains relationships with national retailers, real estate investments trusts, and brokerage firms. Christian serves on the Leadership Team of the Leukemia Lymphoma Society of the Lowcountry and received recognition by the Charleston Regional Business Journal in their 2015 “40 under 40”. He received his Bachelor of Arts and Master of Science from College of Charleston and became a Certified Commercial Investment Member with the CCIM Institute in 2017.

As Chief Financial Officer, Michael is responsible for the financial controls and analysis functions of ZRP as well as the company's relationships with leading financial institutions. He also has an integral role in the management of the firm’s capital transactions and financial initiatives. Michael originally joined Ziff in 2012 as the Acquisitions Associate and Analyst before becoming the Controller in 2013 and Chief Investment Officer in 2016. Prior to joining Ziff, Michael worked in various aspects of commercial real estate for 5 years with The Beach Company. He is a 2006 graduate of the University of South Carolina Honors College with a Bachelor of Science in Business Management and Real Estate, and he received his Master of Business Administration from The Citadel Graduate College in 2012. Michael is also a member of the International Council of Shopping Centers, and he achieved the CCIM designation in 2019.

As the Director of Development, Construction and Property Management, Mike is responsible for overseeing the company’s development, construction, and property management functions for ZRP’s retail, flex and self-storage portfolio. With a Bachelor of Arts from Plymouth State University, a LEED AP accreditation from the U.S. Green Building Council, and a 2019 CCIM designation, his extensive industry experience is relied upon to strengthen the overall operations of the company's current and future portfolio. Mike ensures that all development and capex projects are completed within budget and schedule and that all property management services are meeting the goals of the properties and tenants alike. Since beginning his career in 2005, Mike has overseen over $300 million of development and construction projects in the retail, office, multi-family and self-storage sectors throughout the Southeast and Mid-Atlantic region. He developed the first LEED GOLD Certified Multi-Family project in South Carolina, which was awarded the Housing Development of the Year. Mike was recognized in the “40 Under 40” through a national publication, Building Design + Construction, and again from the Charleston Business Journal. Mike currently sits on the Board of Directors and as the Chair of the Housing Loan Committee for the South Carolina Community Loan Fund.

As Director of Self-Storage Operations, Gustavo oversees day-to-day operations for Ziff’s rapidly growing self-storage portfolio.  After studying Hotel Management and Business Administration at Middlesex college, Gustavo began his career in hospitality and worked in the industry for 12 years while living in New York metro area. He worked for 10 years with Edison Properties, first as a general manager of Manhattan Mini Storage and then as a Regional Vice President of Parking Operations for Edison Parkfast. After relocating to Charleston, Gustavo managed a portfolio of CubeSmart self storage locations in the South and North Carolina markets. Gustavo currently sits on the Board of Directors for the South Carolina Self Storage Association, where he holds the position of board President.

Lance serves as the director of Retail and Office operations at ZRP. Prior to this, Lance acted as the Chief Operating Officer at Hendon Properties in Atlanta, GA. At Hendon, Lance managed the revenue side of the business, including leasing and acquisitions. Preceding his role at Hendon, Lance was VP of Leasing for the southern region at Brixmor Property group and the legacy companies of Centro and New Plan. Lance Managed a $1 billion real estate portfolio with teams and assets throughout the Southeast. Lance graduated from the College of Charleston with a Bachelor of Science in Business Administration in 2005.

As a Charleston resident since 1999, Brad holds the Director of Accounting and Controller position at ZRP. Brad oversees day-to-day activities of the accounting team, annual budget process, Property and Liability insurance coverage, prepares and files tax returns, implementation of internal controls, and oversees human resource processes, and IT initiatives. Before his current position, Brad worked in international resort and real estate development with Kiawah Partners & Kiawah Management Group for over 15 years; starting as staff accountant and ending as corporate controller. While there, he was involved in the development and operations of multiple properties including Kiawah Island, Doonbeg Golf Club in Ireland, and Christophe Harbour in St. Kitts. In addition, Brad oversaw all financial and treasury initiatives, internal and external reporting, and was involved in operations management. Brad is a 2002 graduate of the College of Charleston with a Bachelor of Science in Accounting, a 2004 graduate of the University of Charleston with a Master of Accountancy and became a Certified Public Accountant in 2005 by the State of South Carolina.

As Corporate Finance Associate, Sarah is responsible for supporting the financial oversight and management of the Ziff Properties parent company and related entities. She has an integral role in analytical reporting, financial modeling and projections, and capital market interactions to support the execution of the company’s strategies and programs to drive financial and operational performance. Sarah originally joined Ziff in 2018 as the Capital Management & Investment Associate before stepping into her current role. She has been involved in $75 million+ capital transactions between acquisitions, dispositions, and financings. Prior to joining Ziff, Sarah worked in the retail mortgage industry as an FP&A analyst, driving key information for major operational, financial and strategic decisions for SWBC Mortgage, headquartered in San Antonio, TX. She is a 2013 graduate of the University of South Carolina with a BS in Sport & Entertainment Management, and she received her MBA in Finance from The University of Texas at San Antonio in 2018. Sarah is working toward achieving the CCIM designation and is a member of the Charleston Junior Women’s Club.

As Acquisitions and Operations Associate, Liz manages processes and operations within the Acquisitions Department where she is also responsible for identifying and tracking opportunities across the industry. Liz graduated from Mississippi State University with a B.S. in Human Sciences and began her career in New York working as an Executive Assistant at Martha Stewart Living Omnimedia. After several years in NYC, Liz accepted a role in Charleston with real estate software company BoomTown; dedicating 7 years to building the Customer Success and Operations department. Prior to joining Ziff, Liz was the Director of Operations at STASH Storage where she was tasked with launching and managing a new, tech-based model in self-storage. Liz is an experienced professional with a demonstrated history of uncovering and remedying operational inefficiencies, consistently establishing relevant and easily adopted processes. She serves as the chair and mentor of Charleston’s Finest and launched the annual Brewer’s Ball of Charleston that benefits the Cystic Fibrosis Foundation. Liz was a member of the 2015 class of Charleston’s Finest benefiting the Cystic Fibrosis Foundation and received the Hero of Hope award from the foundation in 2018.

As an Acquisitions Associate at Ziff, Alec works directly with the COO and Director of Acquisitions sourcing investment opportunities nationwide for the company's growing portfolio. Through relationships with national brokerage firms, landlords, and REITs; Alec works to find multi-tenant retail, small-bay warehouse, and self-storage opportunities that align with ZRP's investment criteria. Alec began his real estate career in 2014 working in project management for JLL in Washington, DC prior to joining Ziff in 2017. While at Ziff, Alec has worked as a Project Manager & Operations Associate and Leasing Associate prior to his move to the Acquisitions team in 2019. Alec received his degree in Journalism and Mass Communication from the University of North Carolina at Chapel Hill. He has been a member of the International Council of Shopping Centers since 2018 and is currently working to complete his CCIM designation.
