ZRP Acquires Neighborhood Center in Indianapolis, IN

INDIANAPOLIS, IN — Ziff Real Estate Partners ("ZRP") has acquired Avalon Crossing, an 82,847-square-foot, three-building neighborhood shopping center located near the signalized intersection of Binford Boulevard and 71st Street in Indianapolis, Indiana, one of the most well-established retail corridors on the city’s northeast side. Originally constructed in 1976 and substantially renovated in 2008, the center is currently 92.63% leased to 18 tenants across 20 suites, anchored by Starbucks, Dollar Tree, Entenmann’s Sales Co., and George’s Neighborhood Grill, with a complementary mix of food and beverage, fitness, personal services, and neighborhood-oriented retailers. The property benefits from prime visibility along Binford Boulevard with over 47,000 vehicles per day, a seasoned tenant base averaging more than nine years of occupancy, and draws from a dense three-mile trade area of more than 63,000 residents with an average household income of $111,329.
